500 steps from the pristine Smiths Lake is a gem of street called Keith Crescent in Smiths Lake. It's a leafy-level Steet, where the land lots on the North side of the road slope gently away from the street with glorious North aspect backing a classic Pacific Palms rainforest like reserve setting. The bird life and "nature" are truly epic. I live about 5 houses up from this block of land where I built my dream home. Keith Crescent is a wonderful place to live.

Apologies for the average photos. I will try and get some better photos to better show what's on offer. The best way is to see it in person. If you look at the dwarf retaining wall (600mm high) pictures and then look at the survey, the photos don't capture what the land really offers.

Nearly all homes are owner occupied homes in Keith Crescent.

The land has been cleared with the initial cut and fill excavation done with a DA approved for a 2 storey home. I have done many residential development builds and my initial vision for this property was to put 4 x 40-foot shipping containers with another 4 stacked on top of them. Then get an angle grinder and cut those shipping containers into a large family home. One of my builder friends said I was mad and so did my engineer. They argue that by default shipping containers being only 2.4 meters wide are "impractical." Obviously many of us have seen shipping container homes work functionally so it is doable, but my extremely experienced builder friend and engineer are not fans. The build does not "have" to be built using shipping containers but that was my original vision when lodging the DA.

A single level home would be far simpler; more cost effective but obviously not as big a home. I have a sketch of what I would build if I was to keep it.

The DA was approved as a FZ bushfire rating which in simple terms (and it's not simple) but in simple terms the home has to be built out of non flammable materials (Steel/Concrete/ Fibrous cement/ Stone).

The property has an 8m x 2.5m tiny house/shed on it near the rear boundary with power and town water connected. Fully cladded internally with 15mm plywood. It's rough (no face finishes yet) but the bones of it is done and it's functional. It's a great weekender as it is.

Rates and water supply charge are bunbled into one fee per quarter is currently $659 and water usage is charged separately. I don't use the water much. The last charge was $19 for the quarter.

The sewer is on the site, but the shed is yet to be connected to it but it is easily accessible.
