The north-facing living space opens onto a deck, perfect for morning coffees/teas and entertaining friends and family in the evenings. The living area?s outlook is exceptional, situated at the base of the Great Western Tiers, which are contained within the Tasmanian Wilderness World Heritage Site.

The pantry is extensive, and maintains a constant temperature, maximising food quality when stored. The laundry and bathroom are both spacious, with room to add additional furniture items.

The Internet (both Optus and Telstra), is available, so working from home is a viable option. The home is currently often being used as a work from home space. Video conferencing / teams meetings all work well. The home could be extended to 3 bedrooms, to either the South, East or West of the home.

There is a spacious, high-ceilinged studio on the house?s Eastern side. It is fully insulated, with double glazed windows, Tas oak flooring and a patio on the Northern, front side of the studio. This could also be used as a 3rd bedroom or study / work from home / exercise space.

The property contains an extensive vegetable garden, and an orchard, with 8 young fruit trees, berries, currants, and 5 hazelnut bushes. The 5m diameter spring-fed dam is home to frogs, turbo chooks (native hens) and plovers, and the occasional duck pairs and herons.

Meander has a post office, car mechanic and petrol pump, op shop, timber shop, caf? and small goods shop. There is also a Meander Community House that runs Playgroups, a book exchange, activities for older adults and a variety of other social and community services. The Meander community itself is very active. It coordinates a variety of events, such as village get togethers / clean up days of common areas, and celebrations.

Deloraine is a 12-minute drive away. The community is exceptionally diverse with festivals throughout the year. Festivals include Celtic Music festival, Taste of the Northwest festival, Fire Spin Jam Festival in the winter, Dragon Boat Regatta, to name a few. Every month there is the Deloraine Market, with food, 2nd hand goods, and crafts for sale. There is a diverse range of community groups and activities as well, from CWA to a community shed, community garden, and dancing classes for children and adults.

There are 2 primary schools in Deloraine, and 1 high school. There are also busses that commute to Launceston for students. It has a bulk billing medical service, and other allied health services. There is a Woolworths and a great fruit and vegetable shop, locally owned, as well as other businesses that provide one?s everyday needs. The cafes are great too, with some exceptionally good coffee to be tasted.

There are a multitude of walking tracks a few km out of Meander, as well as very quick access to the Walls of Jerusalem, 1.5 hours from the Overland track, and other day and overnight walking tracks. Lake Huntsman is 2 km from Meander. It is a beautiful, large dam on the edge of the Wilderness area. It can be enjoyed through fishing, swimming, boating, and picnicking.

Launceston is a 55-minute drive away, with easy driving the whole way, as from Deloraine it is on a National Highway. Launceston as a regional centre has the services and shops required for most individuals and families.
