This week, the New Zealand real estate auction market shows signs of activity, with a slight increase in the number of listings and an improved clearance rate.

This week, a total of 231 properties were up for auction, with auction results collected for 171 properties. Of these, 69 properties were successfully auctioned, and 98 were passed in, resulting in a clearance rate of 40%. Compared to last week, there was an increase of 4 properties (approximately 1.8%) up for auction this week; the number of successful auctions increased by 14 properties (an increase of about 25.5%); the clearance rate improved by 4 percentage points, indicating slightly increased market activity.

Performance varied across regions, with the Auckland North Shore and Auckland East areas showing particularly significant increases in clearance rates:

The clearance rate on the Auckland North Shore increased by 18 percentage points to 38%;

The clearance rate in Auckland Central rose by 3 percentage points to 41%;

The clearance rate in Auckland East increased by 16 percentage points to 36%.

The clearance rate in Auckland West declined, while in Auckland South and Waiheke Island, it decreased by 13 percentage points and 50 percentage points respectively, indicating relatively weaker market performance.

In terms of prices, the mainstream transaction range this week was between $1 million and $1.5 million, with 20 transactions, accounting for the largest proportion.

The highest transaction price this week was for a property at 360A Point Chevalier Road, Point Chevalier, with a price of $2.825 million.

The median price of houses sold this week dropped to $1,082,500, and the average transaction price fell to $1,045,034, reflecting increased demand for lower-priced listings in the market. (Data for reference only)
