This week's New Zealand real estate auction market was relatively active, with an increase in property listings but a decrease in clearance rates.

A total of 228 properties were up for auction this week, with results collected for 172 properties. Of these, 61 were successfully auctioned, 108 were passed in, and the clearance rate was 35%. Compared to last week, the number of properties participating in auctions increased by 31 (about 15.7%); however, the number of successful auctions decreased by 7 (a drop of about 10.3%); and the clearance rate fell by 9 percentage points, indicating that despite the increase in listings, the market's transaction rate has weakened.

There were significant differences in performance across regions, with the clearance rates in West and East Auckland being more prominent:

West Auckland's clearance rate increased by 29 percentage points to 44%;
East Auckland's clearance rate fell by 3 percentage points to 43%.

South Auckland experienced a significant decline in clearance rate, dropping by 16 percentage points to 39%. The clearance rates in Auckland's North Shore and Central areas also slightly decreased, while data for Waiheke Island is still being collected, providing insufficient information for analysis.

In terms of prices, the main transaction range this week was between $1 million and $1.5 million, with 12 transactions in this range, making it the largest transaction bracket.

The highest sale price this week was for a property at 1/16 Oleander Point, Farm Cove, which sold for $2.501 million.

The median price of sold houses decreased to $1,245,000, down by $15,000 from last week, while the average sale price rose to $1,207,048, indicating that this week's market leaned towards mid-to-high-priced property transactions. (Data is for reference only)
