This week's New Zealand real estate auction market showed some signs of weakness, with a decrease in the number of listings and an overall drop in clearance rate.

A total of 325 properties were up for auction this week, with auction results collected for 272 properties. Out of these, 97 properties were successfully sold, while 174 were passed in, resulting in a clearance rate of 36%. Compared to last week, the number of properties auctioned decreased by 27 (approximately 7.7%); the number of successfully sold properties dropped by 17 (a decline of approximately 14.9%); and the clearance rate fell by 4 percentage points, indicating a slight decrease in market activity.

Performance varied across different regions, with significant clearance rate declines in the Auckland Central and East areas:

- Auckland North Shore saw a 4 percentage point drop in clearance rate, down to 33%;
- Auckland Central's clearance rate decreased by 6 percentage points, down to 37%;
- Auckland East experienced a 3 percentage point drop in clearance rate, down to 30%;
- Auckland West saw a slight decline of 2 percentage points, maintaining at 31%;
- Auckland South's clearance rate increased to 50%, making it one of the better-performing areas;
- Data for Waiheke Island is not fully collected yet, so no definite results can be provided.

In terms of price, the mainstream transaction range this week was between $1 million to $1.5 million, with 25 properties sold, continuing to dominate the market.

The highest transaction price this week was for a property at 168 Orakei Road, Remuera, which sold for $7.41 million.

The median sale price for houses this week fell to $1,136,000, and the average sale price dropped to $1,219,032, reflecting an increased demand for mid- to low-priced properties compared to last week, with the market slightly shifting towards lower-priced properties. (Data for reference only)
