This week, New Zealand's real estate auction market shows signs of recovery, with a significant increase in the number of listings and a rise in clearance rates.
A total of 358 properties were auctioned this week, with results collected for 301 of them. Out of these, 134 were successfully sold, 166 were passed in, and the clearance rate reached 45%. Compared to last week, there were 78 more properties put up for auction this week (an increase of about 27.9%), the number of successful sales rose by 56 (an increase of approximately 71.8%), and the clearance rate improved by 10 percentage points, indicating a noticeable increase in market activity.
There are variations in performance across regions, with Auckland North Shore and Auckland East showing significant growth in clearance rates:
- Auckland North Shore's clearance rate increased by 17 percentage points, reaching 50%.
- Auckland East's clearance rate went up by 16 percentage points, reaching 40%.
Auckland Central, Auckland West, and Auckland South also experienced varying degrees of improvement in clearance rates, demonstrating stable market performance. This week, Waiheke Island had only one property auctioned, which remained unsold, indicating low overall market activity.
In terms of prices, the mainstream transaction range this week was between $1 million and $1.5 million, with 20 transactions, making it the largest proportion.
The highest transaction price this week was for 24 Kenny Road, Remuera, with a sale price of $7.25M.
The median price of houses sold this week fell to $1,234,750, and the average price dropped to $1,201,137, reflecting an increase in the proportion of middle to lower-priced properties among the transactions this week, suggesting the market slightly leaned towards lower-priced properties.
