This week, the Australian real estate auction market has slightly cooled, with a decrease in both the number of listings and the clearance rate.

A total of 1,837 properties were scheduled for auction, with results collected for 1,811 properties, of which 1,089 were successfully auctioned, and 643 were passed in, resulting in a clearance rate of 60%. Compared to last week, the number of properties auctioned decreased by 61 (a drop of approximately 3.2%); the number of successful auctions decreased by 43 (a drop of approximately 3.8%); and the clearance rate fell by 1 percentage point, indicating a slightly weakened market.

Auction market performance varied across regions, with significant changes in clearance rates observed in the Sydney Central, Sydney East, and Melbourne-East regions:

The clearance rate in Sydney Central decreased by 4 percentage points to 68%;

The clearance rate in Sydney East increased by 3 percentage points to 74%;

The clearance rate in Melbourne-East significantly increased by 10 percentage points to 71%.

Other major areas in Sydney, such as the Upper North Shore and Lower North Shore, saw relatively stable auction markets with little change in clearance rates. The market performance in Brisbane and the Gold Coast was below expectations. In particular, the clearance rates in Brisbane East and North plummeted to 43% and 29%, respectively.

In terms of pricing, the main transaction range this week was $500,000 to $1,000,000, with 294 transactions, making up the largest proportion.

The highest transaction price this week was for the property at 52 Woodside Avenue, Strathfield, which sold for $12.5 million.

The median price of homes sold this week rose to $1,210,000, while the average selling price also increased to $1,473,658, reflecting a growing demand for higher-priced properties and a gradual shift of transaction focus towards mid-to-high-end properties. (Data for reference only)
