This week, New Zealand's real estate auction market has slightly heated up, with an increase in both the number of listings and clearance rates.
A total of 195 properties went up for auction this week, with auction results gathered for 101 of them. Of these, 53 were successfully auctioned while 47 were passed in, resulting in a clearance rate of 52%. Compared to last week, the number of properties up for auction increased by 29 (an approximate rise of 17.5%); the number of successful auctions decreased by 12 (a decrease of about 18.5%); and the clearance rate rose by 3 percentage points, reflecting a heightened market activity.
There was a variance in performance across different regions, particularly a notable improvement in clearance rates in Auckland's North Shore and Central Auckland:
- The clearance rate in Auckland's North Shore rose by 15 percentage points to 67%;
- Central Auckland's clearance rate increased by 4 percentage points to 54%.
In contrast, the clearance rates in Auckland's East and West regions remained unchanged at 33% and 38% respectively. Auckland's South region saw a slight decrease of 5 percentage points, dropping to 58%.
In terms of pricing, this week the prevailing transaction range was $1 million to $1.5 million, with 9 properties sold, accounting for a significant portion. The highest sale price this week was for a property at 77 Sussex Street in Grey Lynn, reaching $5.305 million. The median price of sold properties rose to $1,557,500, with the average price increasing to $1,528,248, indicating a strengthened demand for high-priced properties in the market.
