The New Zealand real estate auction market cooled down this week, with decreases in both the number of listings and clearance rates.
A total of 199 properties were auctioned this week, with auction results collected for 86 properties. Out of these, 36 properties were successfully sold, 50 went unsold, and the clearance rate was 42%. Compared to last week, the number of properties auctioned decreased by 32 (approximately 13.9%); the number of successful auctions decreased by 32 (approximately 47.1% reduction); and the clearance rate dropped by 11 percentage points, indicating a decrease in market activity.
Performance varied across different regions, with North Shore, Auckland showing a significant decrease in the clearance rate:
North Shore, Auckland's clearance rate dropped by 25 percentage points, reaching 60%;
Central Auckland's clearance rate decreased by 9 percentage points, reaching 33%;
East Auckland's clearance rate slightly dropped by 7 percentage points, reaching 43%;
West Auckland's clearance rate decreased by 11 percentage points, reaching 43%;
South Auckland's clearance rate decreased by 17 percentage points, reaching 42%.
In terms of prices, the mainstream transaction range this week was between $1,000,000 and $1,500,000, with 9 properties sold, making it the largest proportion.
This week's highest sale price was for a property at 15 Maranui Avenue, Point Chevalier, which sold for $2.715 million.
The median sale price of houses this week rose to $1,216,000, and the average sale price increased to $1,168,125, reflecting a higher proportion of sales for high-priced properties, with market activity concentrating towards mid to high-end properties. (Data for reference only)
