This week, New Zealand's real estate auction market was relatively quiet, with both the number of listings and clearance rates declining.
A total of 267 properties went to auction this week, with results collected for 207 of them. Among these, 82 were successfully auctioned, while 125 passed in, resulting in a clearance rate of 40%. Compared to last week, there were 35 fewer properties (approximately an 11.6% decrease) up for auction; the number of successful auctions fell by 15 (around a 15.5% decrease); and the clearance rate dropped by 2 percentage points, indicating a slight decrease in market activity.
Performance varied across different regions. The clearance rate in Auckland West increased significantly to 70%, a 27 percentage point rise from last week's 43%, marking the most notable change. In contrast, Auckland South experienced a significant drop in clearance rate, down to 45% from last week’s 65%, a reduction of 20 percentage points. Auckland North Shore and Auckland Central saw smaller changes in their clearance rates, at 42% and 35% respectively. Auckland East's clearance rate fell to 35%, down from last week's 43%. In terms of prices, the mainstream transaction range this week was between $1 million and $1.5 million, with 17 properties sold in this price bracket, making it the largest proportion. The highest sale this week was a property at 150A Coates Avenue in Orakei, which sold for $4.75 million. The median sale price for the week was $1,135,500, down from last week's $1,164,000, and the average sale price also decreased to $1,226,041, indicating a market preference for lower-priced properties.
