This week, New Zealand's real estate auction market was active, with a significant increase in both the number of listings and the clearance rate.
A total of 419 properties were auctioned this week, with results collected for 335. Of these, 177 properties were successfully sold, 155 were passed in, resulting in a clearance rate of 53%. Compared to last week, the number of properties auctioned increased by 151 (approximately 56.3%); the number of successful auctions rose by 86 (an increase of approximately 94.5%); and the clearance rate improved by 9 percentage points, indicating a significant increase in market activity.
There were varied performances across different areas, with significant increases in the clearance rates in Auckland Central and Auckland South:
Auckland Central's clearance rate increased by 12 percentage points to 55%;
Auckland South's clearance rate increased by 10 percentage points to 51%.
Auckland North Shore's clearance rate also improved, rising by 7 percentage points to 55%. In contrast, Auckland East's clearance rate dropped slightly by 1 percentage point to 44%, while Auckland West saw an increase of 9 percentage points to 52%. Due to incomplete data, the performance of Waiheke Island cannot be assessed at this time.
In terms of pricing, the mainstream transaction range this week was between $1 million and $1.5 million, with 28 properties sold within this bracket, making it the largest segment.
The highest transaction price this week was for a property at 11 Seaview Road in Remuera, which sold for a staggering $6.72 million.
The median house price increased to $1,286,000, while the average transaction price rose to $1,527,360, reflecting a higher proportion of high-priced property sales and a market trend focusing on mid-to-high-end properties. (Data for reference only)
