This Privacy Policy explains how HouGarden.Com Ltd ("HouGarden", "we", "us" or "our") collects, uses, shares, stores and protects your personal information when you use the HouGarden mobile application and our websites (together, the "Services"). It applies specifically to the HouGarden app distributed on Google Play and to the entity named on our Google Play store listing, HouGarden.Com Ltd.

We comply with the New Zealand Privacy Act 2020, the Australian Privacy Act 1988, and other applicable data protection laws. By using the Services you agree to the practices described in this Privacy Policy. This Privacy Policy is separate from our User Agreement / Terms of Service.

1. Who we are

The Services are operated by HouGarden.Com Ltd, a company registered in New Zealand. HouGarden is a property information platform for New Zealand and Australia. HouGarden does not buy, sell or rent property; we provide property data and tools.

Contact details are in Section 14 (How to contact us) below.

2. Information we collect

We only collect information that is necessary to provide and improve the Services. The categories below describe the maximum we may collect; what we actually collect depends on the features you use.

a. Account and contact information. When you register or sign in, we collect your name, email address and mobile phone number. You may optionally provide additional details such as postal/residential address, date of birth, occupation and profile photo (avatar).

b. Property information. Where you save searches, list interests, or interact with property records, we associate that activity with your account. We also hold property data relating to New Zealand and Australia (for example property attributes, sales and rental history, and estimated values) as part of our platform content.

c. Location information (foreground only). If you enable the "Find Homes Nearby" feature, we collect your device's approximate or precise location only while you are actively using the app. We do not collect location in the background, and we do not collect location when the app is closed or not in use. We do not use your location for advertising. You can turn location access off at any time in your device settings; the rest of the app will continue to work.

d. Device and usage information. We collect technical information such as device model, operating system version, app version, language/region settings, the Android Advertising ID, app interaction logs and crash diagnostics. We use this to operate the app, fix bugs and improve performance.

We do not collect non-resettable hardware identifiers. We do not collect your IMEI, MAC address, or device serial number.

e. Advertising identifier. We may use the Android Advertising ID, which is a user-resettable identifier, for analytics and advertising measurement. We do not link the Advertising ID to any non-resettable device identifier, and we respect your device-level ad-tracking choices.

f. Cookies and similar technologies (web). On our websites we and our partners may use cookies and similar technologies for sign-in, preferences, analytics and advertising. You can control or delete cookies in your browser settings.

g. Camera and photos. If you set a profile avatar, we ask for camera and/or photo access at that time and only use it to let you provide your avatar image.

3. How we use your information

We use personal information to:

• create and manage your account, and authenticate sign-in;
• provide core features such as property search, saved searches and "Find Homes Nearby";
• send service messages (for example verification codes, account, security and important service notifications);
• respond to your enquiries and provide customer support;
• analyse usage, diagnose crashes, and improve the quality, security and performance of the Services;
• personalise content and, where permitted, show and measure advertising;
• comply with legal obligations and enforce our terms.

We limit our use of data to the purposes disclosed in this Privacy Policy.

4. How we share information

We do not sell your personal information. We share personal information only in the following ways:

• Service providers / SDKs. We use trusted third-party providers to operate the Services, for example: analytics and crash diagnostics (such as Google Firebase); advertising (such as Google AdMob); and push-notification and SMS delivery providers used to send you verification codes and service notifications. These providers may process limited data on our behalf under contract. (HouGarden engineering to confirm the final SDK list matches the app build and the Google Play Data safety form.)
• Advertising. Advertisers do not receive your name, email, phone number or other directly identifying information. Any advertising is based on non-identifying or resettable signals only.
• Legal and safety. We may disclose information where required by law, legal process, or to protect the rights, property or safety of HouGarden, our users or the public.
• Business transfers. If HouGarden is involved in a merger, acquisition or asset sale, personal information may be transferred subject to this Privacy Policy.

5. Phone numbers and SMS

To complete registration/login, verify your account, recover your password, prevent fraud, provide customer service, and send important service notifications, we collect and use your phone number and may send you verification SMS or service notifications.

Marketing SMS are sent only with your separate, explicit consent. You can withdraw consent at any time in My → Settings, or unsubscribe by replying with the unsubscribe keyword shown in the SMS (for example "STOP"/"TD"). Declining or withdrawing consent for your phone number may limit some features but will not affect basic features that do not depend on a phone number.

6. Data retention

We keep personal information only for as long as necessary for the purposes described in this Privacy Policy, or as required by law. When information is no longer needed, we delete or anonymise it. You can also request deletion at any time (see Section 8).

7. How we protect your information

We take reasonable technical and organisational measures to protect personal information, including encryption of data in transit (HTTPS/TLS), access controls limiting who can access data, and internal security practices. While no method of transmission or storage is completely secure, we work to protect your information and to respond appropriately to any security incident.

8. Your rights and choices, and how to delete your account

You can:

• Access and correct your personal information in My → Settings, or by contacting us;
• Delete your account and associated personal data at any time:
• in the app via My → Settings → Delete Account; or
• by emailing support@hougarden.com with the subject "Account Deletion"; or
• via our account deletion page: https://www.hougarden.com/nz/delete-hougarden-account When you delete your account, we delete or anonymise your personal data, except where we are required to retain certain records by law.
• Opt out of marketing messages at any time (see Section 5);
• Control location and advertising through your device settings.

We will respond to requests within the timeframes required by applicable law.

9. Children's privacy

The Services are not directed at children and are intended for users aged 16 and over. We do not knowingly collect personal information from children. If you believe a child has provided us personal information, please contact us and we will delete it.

10. International data transfers

We are based in New Zealand and also operate in Australia. Your information may be stored or processed in New Zealand, Australia or other countries where we or our service providers operate. Where we transfer personal information overseas, we take reasonable steps to ensure recipients protect it to a standard comparable to New Zealand's Privacy Act. Overseas recipients may be subject to foreign laws that could require disclosure of information.

11. Changes to this Privacy Policy

We may update this Privacy Policy from time to time. When we do, we will post the updated version on this page and update the "Last updated" date above. For significant changes we will provide a more prominent notice. Your continued use of the Services after an update means you accept the revised Privacy Policy.

12. Complaints

If you believe your privacy rights have been breached, contact us (Section 14) with details so we can investigate. Our privacy officer will investigate and respond within a reasonable time. In New Zealand you may also contact the Office of the Privacy Commissioner; in Australia, the Office of the Australian Information Commissioner (OAIC).

13. Cookies control

You can configure your browser to refuse or delete cookies. Blocking cookies may affect how some parts of our websites function.

1. 我们是谁

b. 房产相关信息。 当您保存搜索、标记关注或与房源记录互动时，我们会将该行为与您的账户关联。作为平台内容，我们也持有新西兰和澳大利亚的房产数据（如房产属性、买卖与租赁历史、估值等）。

c. 位置信息（仅前台）。 如果您启用"附近房源（Find Homes Nearby）"功能，我们仅在您正在使用应用期间收集设备的大致或精确位置。我们不会在后台收集位置信息，不会在应用关闭或未使用时收集位置信息，也不会将您的位置用于广告。您可随时在设备设置中关闭位置权限，应用其余功能仍可正常使用。

d. 设备与使用信息。 我们收集设备型号、操作系统版本、应用版本、语言/地区设置、Android 广告 ID、应用交互日志和崩溃诊断等技术信息，用于运行应用、修复缺陷和提升性能。

我们不收集不可重置的硬件标识符。 我们不收集您的 IMEI、MAC 地址或设备序列号。

e. 广告标识符。 我们可能使用 Android 广告 ID（一种用户可重置的标识符）用于统计分析和广告效果衡量。我们不会将广告 ID 与任何不可重置的设备标识符关联，并尊重您在设备层面的广告跟踪选择。

f. Cookie 及类似技术（网站）。 在我们的网站上，我们及合作伙伴可能使用 Cookie 及类似技术用于登录、偏好、统计分析与广告。您可在浏览器设置中控制或删除 Cookie。

• 提供核心功能，如房源搜索、保存搜索和"附近房源"；
• 发送服务类消息（如验证码、账户、安全及重要服务通知）；
• 回应您的咨询并提供客户支持；
• 分析使用情况、诊断崩溃，并改进服务的质量、安全与性能；
• 个性化内容，并在获许可的情况下展示和衡量广告；
• 遵守法律义务并执行我们的条款。

我们仅将数据用于本政策所披露的用途。

4. 我们如何共享信息

我们不出售您的个人信息。我们仅以下列方式共享：

• 服务提供商 / SDK。 我们使用可信第三方提供商来运营服务，例如：统计分析与崩溃诊断（如 Google Firebase）；广告（如 Google AdMob）；以及用于发送验证码和服务通知的推送通知与短信下发服务商。这些提供商根据合同代表我们处理有限数据。（HouGarden 工程团队需确认最终 SDK 清单与应用构建及 Google Play 数据安全表单一致。）
• 广告。 广告商不会获得您的姓名、邮箱、电话或其他可直接识别身份的信息。任何广告仅基于不可识别身份或可重置的信号。
• 法律与安全。 在法律、法律程序要求时，或为保护 HouGarden、用户或公众的权利、财产或安全时，我们可能披露信息。
• 业务转移。 如 HouGarden 涉及合并、收购或资产出售，个人信息可能在受本政策约束的前提下被转移。

5. 电话号码与短信

为完成注册/登录、验证账户、找回密码、风控、客户服务及发送重要服务通知，我们会收集并使用您的电话号码，并可能向其发送验证短信或服务通知。

营销短信仅在获得您单独、明确的同意后发送。您可随时在我的 → 设置中撤回同意，或按短信提示回复退订关键词（如"STOP"/"TD"）退订。拒绝或撤回电话号码相关同意可能导致部分功能不可用，但不影响不依赖电话号码的基础功能。

6. 数据保留

我们仅在实现本政策所述目的所必需的期间，或法律要求的期间内保留个人信息。当信息不再需要时，我们会删除或匿名化处理。您也可随时请求删除（见第 8 节）。

7. 我们如何保护您的信息

我们采取合理的技术与管理措施保护个人信息，包括传输加密（HTTPS/TLS）、限制数据访问权限的访问控制以及内部安全规范。尽管没有任何传输或存储方式是绝对安全的，我们仍会努力保护您的信息并对任何安全事件做出妥善响应。

8. 您的权利与选择，以及如何删除账户

您可以：

• 在我的 → 设置中或通过联系我们，访问与更正您的个人信息；
• 随时删除账户及相关个人数据：
• 在应用内通过我的 → 设置 → 注销账户；或
• 发送邮件至 support@hougarden.com，主题填"账户删除"；或
• 通过账户注销页面：https://www.hougarden.com/nz/zh-cn/delete-hougarden-account 删除账户后，我们会删除或匿名化您的个人数据，但法律要求留存的特定记录除外。
• 随时退订营销消息（见第 5 节）；
• 通过设备设置控制位置与广告。

我们会在适用法律要求的期限内回应您的请求。

9. 儿童隐私

本服务不面向儿童，仅供 16 岁及以上用户使用。我们不会在明知的情况下收集儿童个人信息。如您认为有儿童向我们提供了个人信息，请联系我们，我们将予以删除。

10. 跨境数据传输

我们位于新西兰，并在澳大利亚开展业务。您的信息可能在新西兰、澳大利亚或我们及服务提供商运营的其他国家存储或处理。在跨境传输个人信息时，我们采取合理措施确保接收方以与新西兰隐私法相当的标准保护信息。境外接收方可能受可能要求其披露信息的外国法律约束。

11. 本隐私政策的变更

我们可能不时更新本隐私政策。更新时，我们会在本页发布更新版本并更新上方"最近更新"日期。对于重大变更，我们会提供更显著的通知。更新后您继续使用服务即表示接受修订后的隐私政策。

12. 投诉

如您认为自己的隐私权利受到侵害，请联系我们（第 14 节）并提供细节以便我们调查。我们的隐私官将在合理时间内调查并回复。在新西兰，您也可联系隐私专员办公室（OPC）；在澳大利亚，可联系澳大利亚信息专员办公室（OAIC）。

13. Cookie 控制

您可设置浏览器拒绝或删除 Cookie。屏蔽 Cookie 可能影响我们网站部分功能的运作。
