This week, the Australian real estate auction market has cooled down. Although the number of listings has increased, the clearance rate has noticeably declined.
A total of 2,378 properties were auctioned this week, with auction results collected for 1,752 properties. Among them, 919 properties were successfully auctioned off, while 486 failed to sell, leading to a clearance rate of 52%. Compared to last week, the number of properties auctioned increased by 56 (approximately 2.4%), and the number of successful auctions rose by 26 (approximately 2.9%). However, the clearance rate dropped by 9 percentage points, indicating a decrease in market activity.
Performance varied across different regions, with the clearance rates in the Sydney Central area and Brisbane East area increasing by 21 and 30 percentage points respectively, reaching 71% and 41%. This reflects positive market changes in these areas. However, the clearance rates in the Melbourne North area and Brisbane Other Regions decreased by 14 and 15 percentage points respectively, reaching 53% and 14%, indicating some market pressure.
In terms of pricing, the mainstream transaction range this week was between $500,000 and $1,000,000, with 258 properties sold, accounting for the largest share. This suggests a trend toward transactions in the mid to low-price range. The highest property sale this week was at 15 Phillips Street, Cabarita, with a transaction price of $11.22M. The median sale price for properties this week rose slightly to $1,400,000, and the average sale price increased to $1,557,912, reflecting a higher proportion of high-price property transactions and a market focus on mid-to-high-end properties.
