This week, the Australian real estate auction market showed a good trend, with an increase in the number of listings and a rise in clearance rates.
A total of 2,584 properties were auctioned this week, with results collected for 1,882 auctions. Among them, 1,030 were successfully sold, while 485 were passed in, resulting in a clearance rate of 55%. Compared to last week, the number of auctioned properties increased by 206 (approximately 8.7%); the number of successful auctions grew by 111 (an increase of about 12.1%); and the clearance rate rose by 3 percentage points, indicating an increase in market transaction activity.
In terms of performance in key areas, there were significant differences in clearance rates and transaction volumes across regions:
The Sydney Inner West area saw a notable decline in clearance rates from 77% to 55%, although the number of properties up for auction increased from 130 to 172.
The Melbourne Central Business District experienced a significant increase in clearance rates from 57% to 70%, with the number of properties up for auction also increasing by 21.
Brisbane Western region witnessed a substantial drop in clearance rates from 37% to 12%, indicating a lack of market confidence.
The Gold Coast showed an improving trend, with the clearance rate rising from 25% to 32%.
In terms of prices, the mainstream transaction range this week was $500,000 to $1,000,000, with 255 transactions, making it the largest share. The highest transaction price was for a property located at 18 SURFSIDE AV, with a sale price of $10.4 million. The median transaction price for the week rose to $1,500,000, while the average transaction price increased to $1,605,846, reflecting an increased demand for mid-to-high-priced properties.
