This week, the Australian real estate auction market continued to be sluggish, with both the number of listings and clearance rates declining.
A total of 1,245 properties were auctioned this week, and auction results were collected for 849 properties, of which 411 were successfully sold and 219 were passed in, resulting in a clearance rate of 48%. Compared to last week, the number of properties up for auction decreased by 1,340 (around 51.8%); the number of successful auctions dropped by 619 (a decrease of about 60.1%); and the clearance rate also decreased by 7 percentage points, indicating reduced market activity.
There were noticeable changes in performance across various regions. The clearance rate in Sydney Lower North improved significantly, rising from 60% to 72%, reflecting increased market activity in the area. In contrast, Sydney's Central region showed weakness, with the clearance rate dropping from 60% last week to 38%. Melbourne's North and West areas experienced noticeable slowdowns, with clearance rates falling from 60% and 55% to 49% and 33%, respectively. Across Brisbane, regions continued to be sluggish, especially in Brisbane East and South, where clearance rates dropped to 9% and 14%, respectively.
In terms of prices, the main transaction range this week was between $500,000 and $1,000,000, with 115 properties sold, making it the most significant proportion. The highest transaction price this week was for a property located at 73 Hewlett Street, Bronte, with a price reaching $15 million. The median price of houses sold this week dropped to $1,210,000, and the average transaction price decreased to $1,348,452, reflecting a trend towards mid to low-priced properties in the market.
